Kyle David Bellini - How to Succeed in Grad School

Kyle David Bellini graduated from the Jesuit High School in Tampa, Florida and joined the University of Florida to study finance. He received his Bachelor’s degree in Finance and enrolled in the Nathan S. Collier Master of Science in Real Estate program at the same university. Grad school is a unique experience that requires you to sharpen your skills and learn new ones as well. It is unlike college, and is more or like a full-time job, where you have to give it all you got. Kyle David Bellini will graduate from his master’s program in 2016, and offers these few tips to grad students.

 Know Your Work
Grad school requires a tremendous amount of work, and in order to keep up with its demands, you will have to know your work. Knowing your work is the key to succeeding in grad school.

Smart Reading
In grad school, you will need to read a lot of study material. Instead of reading from beginning to end, you will need to look at a couple of things such as the organization of the piece, chapter headings, bullet points, and read it with a purpose. While reading the material, you will need to determine if the article supports your argument or not.

Focus on Learning Instead of on Grades
In grad school, it is more important to focus on learning that on grades. In grad school, it is not about acing your tests, but more about retaining the information you have learned. Grad school programs are designed to train you to become a professional, and to understand people and how you can work together with them.

Kyle David Bellini is looking forward to starting a career in the real estate industry after he graduates from the University of Florida.

Kyle David Bellini - Punting Techniques for the Serious Punter

Kyle David Bellini played football and soccer for four years while attending the Jesuit High School in Tampa, Florida. Punting is a very important element of the game and helps keep the opponent away from your end zone, provided you kick the ball correctly. Punting can seem easy, but can go awfully wrong if the ball is not kicked properly, and can quickly turn the game against your team. Kyle David Bellini shares a couple of important punting tips.

Kyle David Bellini Check Your Conditions

One of the most important things you want to check are the conditions before you start the game. Weather, turf type, distance, etc., can play an important role in how well you execute your punt. Here are some specifics you will need to look out for.

Wind and Weather – Weather conditions can become your worst enemy during a game. There are several factors to consider in punting such as a snap, catch, placement, steps, drop, contact, and finally the follow-through. Getting the ball off in under two seconds with every one of these factors in place is a huge responsibility. You will need to consider wind conditions and adjust your kicking technique accordingly before you kick the ball. In most cases, you will have to make the decision right there on the spot what technique to use based on the external factors in play.

Turf/Grass

Again, you will have to take into consideration the condition of the grass or turf before taking a kick at the ball. If it looks like you can slip on the turf, you might want to use a football cleat for better traction. It might be awkward in the beginning, but you will get used to it.

Kyle David Bellini used to be the punter for his school football team.

Kyle David Bellini - An Analytical Passion

Kyle David Bellini is studying real estate at the Hough Graduate School of Business at the University of Florida in Gainesville. Upon completion of his coursework in May of 2016 he will receive his Master of Science in Real Estate degree.

Kyle David Bellini
“I am a driven individual that can shift focus when necessary to get a project done in an efficient, timely manner,” he says. His strong work ethic has enabled him to maintain a 3.6 grade point average. A highlight of his graduate work was a trip to Buenos Aries, Argentina in 2015, for an International Real Estate Case Study there. His study has allowed him to become more familiar with the concepts, key practices, and terminology he will need as a real estate professional. He has also studied the Fundamentals of Real Estate Development, Investment Property Analysis, Real Estate Market Transactions, the Law of Real Estate Transactions, and the Art and Science of Negotiations.

As he knows, real estate is an important part of the nation’s economy, and is moving from local to national and international economies. Increasingly, real estate experts with solid training and well-developed business and financial skills are in high demand, and Federal officials say that demand is expected to rise over the next few years.

“Upon graduation in May,” says Kyle David Bellini, “I’d like to continue my analytical passion as an appraiser, or an analyst within capital markets, acquisitions, or asset management. My geographical preferences include Tampa, Atlanta and Charlotte. However, I’m open to major markets along the East Coast, or in the Southeast Region.”

Kyle David Bellini - Strong Passions

Kyle David Bellini is a graduate student at the University of Florida, where he is enrolled in the Hough Graduate School of Business. He will receive his Master of Science in Real Estate in May of 2016.

Kyle David Bellini He says that he wants to combine his passions for the real estate and finance industries into a career within Valuation, Asset Management, Acquisitions, Capital Markets or Appraisal, once he is out of school. Even as he studies he has also been interning at Campus Realty in Gainesville, primary location of the University of Florida, and says that the experience there has been invaluable.

“As an analyst I gained exposure to the multiple functions of a real estate firm. More specifically, throughout my time at Campus Realty it has become evident that I have strong passions to work primarily in property valuation. Each of these experiences has contributed to my ultimate goal to work within the analysis, valuation and implementation of real estate investment properties.”

Property prices in most markets have dropped significantly as the real estate industry recovers from the economic crisis that began in 2008. Some analysts say these lower prices – as much as thirty percent – have resulted in more realistic prices in the market, while others believe prices are still inflated.

In addition to Campus Realty, Kyle David Bellini interned at Morgan Stanley Private Wealth in Tampa in the summer of 2014. As an undergraduate he joined the Alpha Tau Omega fraternity as a legacy. Both his father and his uncle are past members.

Kyle David Bellini - A Passion for Real Estate

Kyle David Bellini is a full time student at the University of Florida in Gainesville, where he is enrolled in the university’s Masters in Real Estate graduate program.

He has maintained a 3.6 grade point average and expects to graduate in May of 2016. “I am seeking to combine my passions of real estate and finance into a career within Valuation, Asset Management, Acquisitions, Capital Markets or Appraisal upon graduation,” he says. He has studied the Fundamentals of Real Estate Development, Investment Property Analysis, Real Estate Market Transactions, and other subjects.

Kyle David Bellini The University of Florida’s Kelley A. Bergstrom Center for Real Estate Studies is a highly regarded program that brings together real estate researchers, academics, students and industry leaders. Masters degree programs in real estate are relatively new, but experts say that employers view them as a good alternative to an MBA. Many academic institutions only began taking real estate seriously in the mid-1990s, with the emergence of real estate investment trusts and debt securitizations.

The market has largely bounced back from the crisis that began in the summer of 2008. As it recovers it is again drawing students like Kyle David Bellini, who are poised to take advantage of a rebounding market. According to published reports, university real estate programs have become increasingly competitive. Many professors have used the 2008 market crash as a teaching tool, since it illustrates the cyclical nature of the real estate industry and has provided many case studies for their students to learn from.

During his university career Kyle David Bellini interned at Campus Realty in Gainesville, and in 2014 was a summer analyst at Morgan Stanley in Tampa.

The University of Florida’s Hough Graduate School of Business official website breaks down the objectives of the course as so: “In August of 2015, MSRE students and faculty visited Buenos Aires, Argentina for seven days.
