Kyle David Bellini - Strong Passions

Kyle David Bellini is a graduate student at the University of Florida, where he is enrolled in the Hough Graduate School of Business. He will receive his Master of Science in Real Estate in May of 2016.

Kyle David Bellini He says that he wants to combine his passions for the real estate and finance industries into a career within Valuation, Asset Management, Acquisitions, Capital Markets or Appraisal, once he is out of school. Even as he studies he has also been interning at Campus Realty in Gainesville, primary location of the University of Florida, and says that the experience there has been invaluable.

“As an analyst I gained exposure to the multiple functions of a real estate firm. More specifically, throughout my time at Campus Realty it has become evident that I have strong passions to work primarily in property valuation. Each of these experiences has contributed to my ultimate goal to work within the analysis, valuation and implementation of real estate investment properties.”

Property prices in most markets have dropped significantly as the real estate industry recovers from the economic crisis that began in 2008. Some analysts say these lower prices – as much as thirty percent – have resulted in more realistic prices in the market, while others believe prices are still inflated.

In addition to Campus Realty, Kyle David Bellini interned at Morgan Stanley Private Wealth in Tampa in the summer of 2014. As an undergraduate he joined the Alpha Tau Omega fraternity as a legacy. Both his father and his uncle are past members.

Kyle David Bellini - A Passion for Real Estate

Kyle David Bellini is a full time student at the University of Florida in Gainesville, where he is enrolled in the university’s Masters in Real Estate graduate program.

He has maintained a 3.6 grade point average and expects to graduate in May of 2016. “I am seeking to combine my passions of real estate and finance into a career within Valuation, Asset Management, Acquisitions, Capital Markets or Appraisal upon graduation,” he says. He has studied the Fundamentals of Real Estate Development, Investment Property Analysis, Real Estate Market Transactions, and other subjects.

Bergstrom Center for Real Estate Studies is a highly regarded program that brings together real estate researchers, academics, students and industry leaders. Masters degree programs in real estate are relatively new, but experts say that employers view them as a good alternative to an MBA. Many academic institutions only began taking real estate seriously in the mid-1990s, with the emergence of real estate investment trusts and debt securitizations.

The market has largely bounced back from the crisis that began in the summer of 2008. As it recovers it is again drawing students like Kyle David Bellini, who are poised to take advantage of a rebounding market. According to published reports, university real estate programs have become increasingly competitive. Many professors have used the 2008 market crash as a teaching tool, since it illustrates the cyclical nature of the real estate industry and has provided many case studies for their students to learn from.

During his university career Kyle David Bellini interned at Campus Realty in Gainesville, and in 2014 was a summer analyst at Morgan Stanley in Tampa.

Kyle David Bellini - A Fulfilling Course and Trip

Kyle David Bellini is a student of the University of Florida who is currently seeking his Master’s degree in Real Estate. In August of 2015, he and some of his fellow classmates enrolled in the International Real Estate Study Tour & Course, which took place in Buenos Aires, Argentina.

The trip was a fulfilling one for Bellini, who was able to study a real estate market in a different country and gain an outside perspective on the factors that influence international markets. The University of Florida’s Hough Graduate School of Business official website breaks down the objectives of the course as so: “In August of 2015, MSRE students and faculty visited Buenos Aires, Argentina for seven days. The course contains three major components: (1) pre-trip meetings, quizzes, and presentations; (2) meetings, company visits, and property visits in Argentina, and (3) post-trip student presentations on a proposed investment opportunity. While in Argentina, the students learned how governmental influences, legal influences, market forces and capital requirements affect market values and commercial real estate investment decision making.”

As Kyle David Bellini gets closer towards attaining his degree, he has been able to benefit the invaluable lesson he received from taking this course. It has helped him understand the catalysts of market fluctuations and the measures that key players take in order to maintain stability of their assets. He believes this knowledge will be crucial when he enters the professional realm. And on top of it all, he got to explore a different country, meet people of a different culture and immerse himself in the vibrant city of Buenos Aires.
